Senior Quantity Surveyor - Residential Developer - South Dublin/Wicklow

Your new role
As a Senior Quantity Surveyor, you will take the commercial lead on multiple projects, ensuring strong financial control from initial tender stage through to final account. You’ll collaborate closely with project managers, site teams, subcontractors, and design professionals while driving commercial efficiency and safeguarding project profitability.
Your responsibilities will include:
- Managing all commercial aspects of assigned projects from procurement to final account.
- Preparing cost plans, budgets, bills of quantities, and tender documentation.
- Leading subcontractor procurement, negotiation, appointments, and ongoing commercial administration.
- Managing valuations, variations, claims, change orders, and cost reporting.
- Producing accurate monthly cost reports and cash‑flow forecasts.
- Ensuring compliance with contract conditions, industry standards, and project specifications.
- Working closely with site management to track progress, manage risks, and maintain cost alignment.
- Liaising with clients, architects, and consultants to provide commercial updates and resolve issues promptly.
- Mentoring junior surveyors and contributing to continuous improvement within the commercial function.
What you’ll need to succeed
- A degree in Quantity Surveying, Construction Economics, or a related discipline.
- Proven experience in a Senior QS role within residential, commercial, or specialist building projects.
- Strong knowledge of construction processes, procurement routes, and contract management.
- Excellent measurement, costing, and analytical skills.
- Proficiency in industry‑standard software for measurement, estimating, and reporting.
- Ability to manage multiple projects while maintaining strong attention to detail.
- Excellent communication and negotiation skills with the ability to build strong professional relationships.
- A proactive approach with the ability to work both independently and as part of a collaborative project team.
