Senior Quantity Surveyor - Commercial Projects - Dublin

Your new role

Reporting directly to the Commercial Director, you will take end‑to‑end commercial ownership across pre‑contract, procurement, delivery, change control, and final account for multiple live projects. You’ll lead commercial strategies that protect margin, manage risk, and enable predictable outcomes, while coaching the QS team and engaging collaboratively with project managers, design consultants, and supply chain partners.

Core responsibilities

  • Cost planning & budgets: Develop comprehensive cost plans and maintain live budgets; drive value engineering and risk allowances to maintain forecast accuracy and project viability.
  • Procurement leadership: Run efficient, timely subcontractor procurement cycles—tendering, analysis, negotiation, recommendations, and appointment—in line with programme and quality objectives.
  • Commercial administration: Manage subcontractor accounts, payment certifications, re‑measures, and reconciliations; maintain rigorous records that support transparent reporting and auditability.
  • Change management & claims: Lead change‑order control, valuation and agreement with the PQS, ensuring robust entitlement, timely notices, and clear evidence trails; drive final account closure.
  • Stakeholder reporting: Present accurate monthly commercial reports, forecasts, and cash‑flow positions to senior management; represent the contractor professionally with clients and consultants.
  • Team leadership: Coach, mentor, and develop QS colleagues; embed best‑practice processes, foster knowledge‑sharing, and build a high‑performing, collaborative culture.


What you’ll need to succeed

  • Education: Degree in Construction Economics or Quantity Surveying (or equivalent).
  • Experience: 10+ years in the construction industry with 5+ years in a similar senior QS role; proven track record from pre‑contract through final account, leading cost planning, procurement, contract administration, and risk management. [
  • Technical competence: Strong measurement, estimating, and valuation capabilities; confident in interpreting drawings/specifications and navigating change control with PQS/client teams.
  • Commercial acumen: Skilled negotiator able to secure best‑value supply chain packages while protecting programme and quality; disciplined in cash‑flow/forecasting and margin protection.
  • Leadership & collaboration: Demonstrated ability to lead and support junior QSs, build trust with site and design teams, and communicate succinctly with senior stakeholders.
  • Process mindset: Comfort with ISO‑aligned systems and controlled procedures that enable consistent, auditable delivery.
