Your new role
As Senior Contracts Manager, you will act as the senior on‑site leader, taking full responsibility for the successful delivery, coordination, and commercial performance of a major data centre project. You will oversee all project functions, ensuring delivery aligns with programme, quality, safety and financial objectives while maintaining strong client and stakeholder relationships.
This is a leadership role requiring full ownership of both pre‑construction and construction activities, ensuring all project elements are strategically planned, effectively executed, and successfully handed over.
Pre‑Construction Responsibilities
- Leading the preparation and development of project programmes, construction methodologies, and contract submissions.
- Managing the overall contract programme in collaboration with estimating and commercial teams.
- Instructing and coordinating with the Quantity Surveyor on major preliminary costs including plant, site setup, accommodation and temporary works.
- Chairing project start‑up, planning and production meetings.
- Supporting resource planning and allocation in conjunction with senior leadership.
- Overseeing procurement schedules and ensuring effective subcontractor engagement strategies.
- Coordinating with stakeholders and statutory bodies ahead of site commencement.
- Developing early site logistics strategies, temporary works requirements, and health & safety integration.
- Attending design team meetings and providing technical and programme updates.
Construction & Project Delivery Responsibilities
- Leading all project execution activities including planning, risk management, stakeholder engagement, and design coordination.
- Implementing and maintaining the Project Execution Plan with a strong focus on quality and health & safety compliance.
- Monitoring progress against the project programme and implementing recovery measures where required.
- Coordinating design delivery from consultants and subcontractors, including BIM processes where applicable.
- Maintaining full oversight of site operations and ensuring alignment across engineering, commercial and site teams.
- Managing project reporting, including CVRs, cost tracking and performance metrics.
- Protecting contractual position through clear communication, notices and documentation.
- Driving buildability reviews and identifying opportunities for programme and cost efficiencies.
- Ensuring professional standards are maintained across site presentation and operations.
Commercial & Subcontractor Management
- Leading subcontractor procurement, selection and performance management.
- Chairing subcontractor and progress meetings to ensure efficient delivery.
- Overseeing commercial performance, cost control and financial reporting.
- Reviewing and approving subcontractor agreements, variations and expenditures.
- Managing productivity and performance of subcontractors to meet project milestones.
- Working closely with the commercial team to ensure strong financial control across the project lifecycle.
Post‑Construction & Close‑Out
- Leading defect management through to completion and achieving final certification.
- Supporting the preparation and agreement of final accounts.
- Overseeing commissioning, client handover and aftercare processes.
- Driving continuous improvement and ensuring lessons learned are implemented on future projects.
- Managing team performance and development, including mentoring and performance reviews.
What you’ll need to succeed
Essential Requirements
- A degree in a construction‑related discipline (Engineering, Construction Management or similar), ideally with professional or chartered status.
- Proven experience in a Senior Contracts Manager, Project Director or Senior Project Manager role on large‑scale construction projects.
- Strong track record delivering complex, high‑value projects ideally within data centre, industrial or infrastructure sectors.
- Exceptional leadership and team management capabilities with the ability to drive performance across multidisciplinary teams.
- In‑depth understanding of construction contracts, procurement strategies, and commercial controls.
- Strong knowledge of project planning, programming and cost management.
- Excellent communication and stakeholder management skills with the ability to influence at senior level.
Safety & Technical Competencies
- Health & Safety qualifications such as IOSH Managing Safely or equivalent.
- Strong understanding of HSE processes, behavioural safety practices and risk management.
- Knowledge and experience in temporary works coordination and excavation safety.
- Familiarity with lifting operations, scaffolding, and working at height procedures.
- Awareness of permitting requirements on live or high‑risk sites.
Desirable Experience
- Experience in Project Execution Planning (PEP) and structured delivery processes.
- Experience in cost reporting and Cost Value Reconciliation (CVR).
- Exposure to BIM‑enabled project delivery and digital construction tools.
- Background in fast‑track or mission‑critical project environments.
