Quantity Surveyor role with leading specialist building contractor
Your new company
Hays has been retained to recruit a Design Manager for our client, a construction contractor who specialises in Roofing and Cladding projects based in North Cork.
Your new role
The Quantity Surveyor is responsible for the commercial and contractual management of projects from award through to final account. The role safeguards and optimises margin, cash flow, and risk profile across façade, glazing, rainscreen and associated construction packages. Further duties include:
- Review tender documentation, contract conditions, scope of works and clarifications.
- Support the estimating and sales teams during tender settlement when required (build-ups, exclusions, qualifications).
- Participate in project handover meetings to fully understand scope, allowances, risks, opportunities and programme.
- Validate budget breakdowns and cost codes for the project in line with company structure (system, stage, phase, cost code, sub-cost code).
- Assist in preparing the commercial section of the Project Execution Plan, including reporting requirements and key milestones.
- Review and advise on main contract terms and subcontract terms to ensure commercial and contractual risks are understood and highlighted.
- Draft and issue subcontract orders, ensuring scope, drawings, specifications, programme, payment terms and obligations are clearly defined.
- Maintain a complete and accurate record of contract documents, variations, notices and correspondence in the company’s digital systems (for example SharePoint, Business Central, CoreLink or equivalent).
- Ensure all contractual notices (delay, disruption, change, early warning) are issued in line with contract requirements and within the required timeframes.
- Support the Commercial Manager / Commercial Director in resolving disputes or queries with clients and subcontractors.
- Identify commercial and contractual risks early and feed them into the project risk register.
- Ensure compliance with company procedures on procurement, payments, approvals, delegations of authority and document control.
- Ensure adherence to relevant building regulations, façade guidance documents and client requirements from a commercial point of view (for example fire performance upgrades, remediation scope, test requirements).
- Support the audit trail for the “Golden Thread” of information by providing clear, traceable records for commercial decisions, variations and payments.
What you'll need to succeed
Some requirements are:
- Degree or Diploma in Quantity Surveying (or related discipline).
- Specialised subcontractor experience desirable (approx. 5+ years).
- Good commercial awareness and understanding of construction processes.
- Strong Excel skills; Cubit / estimating software experience an advantage.
- Practical mindset, comfortable on live sites during site visits.
- Ability to manage workload and communicate clearly with site teams.
- Full, clean driving licence.
