Quantity Surveyor – Large Scale Residential Projects

Your new company

A large public-sector residential development body delivering affordable housing nationwide. The organisation manages one of the largest development pipelines in the country, covering low to high-density housing, mixed-use schemes and adaptive reuse of existing buildings across urban and suburban locations.

Your new role

This is an excellent opportunity for a Quantity Surveyor / Cost Manager to gain exposure across the full lifecycle of residential property development. You will join a highly motivated in-house cost management team supporting a major national housing delivery programme.
The position offers broad commercial involvement, working closely with planning, development, construction, asset management and investment teams, while applying core QS skills in a dynamic and evolving environment.

Key Responsibilities

  • Preparing early-stage cost estimates, development budgets and viability models
  • Supporting site appraisals and feasibility assessments
  • Managing and reviewing cost plans, budgets and post-contract expenditure
  • Procuring and liaising with external consultants, contractors and development partners
  • Providing cost, value engineering, procurement and commercial advice to design teams
  • Reviewing external QS reports and cost documentation
  • Supporting project managers with day-to-day commercial and financial oversight
  • Contributing to contract, claims and supply-chain negotiations where required
  • Maintaining and improving internal cost databases, templates and processes

What you'll need to succeed

  • 2–8 years’ relevant experience with a contractor, consultancy (PQS) or developer

  • Residential development experience preferred but not essential

  • Degree-qualified in Quantity Surveying or similar

  • Chartered or working towards chartership

  • Strong commercial, analytical and problem-solving skills

  • Excellent communication and stakeholder management ability

  • Strong MS Excel and general MS Office capability

  • Self-starter with the ability to work independently and as part of a wider team

What you'll get in return

Exposure to end-to-end residential development, not a traditional QS role
Involvement in varied procurement models and major public-sector projects
Strong career development, training and professional support
Mentorship and support toward professional accreditation
Opportunity to influence large-scale, socially impactful developments
