Project Manager - Quantity Surveying background / Property Developer

Your new role

They are seeking a results-oriented and experienced Project Manager with a robust background in Quantity Surveying and over 10 years’ experience delivering high-quality property and construction projects. The ideal candidate will have a strong grasp of procurement, project leadership, and regulatory frameworks, including building control requirements applicable in both the Republic of Ireland and the UK.

Key Responsibilities
Project Leadership
- Oversee the full lifecycle delivery of residential, commercial, and mixed-use property developments across Ireland and the UK.
- Develop and manage project scope, timelines, budget, and risk strategies, aligning with the
organisation’s commercial goals.

Procurement & Commercial Management
- Lead procurement of contractors, consultants, and suppliers in accordance with project needs and procurement policy.
- Apply Quantity Surveying expertise to manage cost planning, tendering, contract negotiation, and change control.
- Administer and monitor contracts (e.g., JCT, NEC), ensuring timely payments and resolution of claims or variations.

Building Control & Regulatory Compliance
- Ensure all developments comply with relevant Building Control Regulations, including Part L (energy performance), fire safety, structural compliance, and accessibility standards.
- Liaise with Approved Inspectors, Building Control Authorities, and consultants to obtain compliance certificates and manage inspections.
- Maintain awareness of changes to building legislation, construction codes, and local authority requirements across both jurisdictions.

Team Coordination & Quality, Safety & Environmental Oversight
- Ensure high standards of quality and workmanship in accordance with specifications and regulatory standards.
- Monitor and enforce compliance with Health & Safety legislation (including CDM Regulations in the UK).
- Promote sustainability and adherence to environmental standards.

Reporting & Governance
- Prepare clear and structured reports on project status, cost performance, risk, and progress to senior management and investors.
- Maintain comprehensive project documentation to support auditability and risk review.


What you'll need to succeed

Degree qualified in Quantity Surveying, Construction Management, Civil Engineering, or related discipline.

Minimum of 10 years’ project management experience across construction and property development.

Chartered or working towards chartership (e.g., MRICS, MCIOB, MCIArb, or equivalent).

Demonstrated experience in procurement, cost planning, contract administration, and contractor management.

In-depth knowledge of Building Control Regulations in both the Republic of Ireland / UK.

Proven track record of managing large-scale construction projects.

Proficient with industry software such as MS Project, Asta Powerproject, or Primavera.

Experience using project management software such as Procore is highly desirable.
