Chartered Quantity Surveyor for Large Scale Residential Projects – Cork

A national public-sector residential development body responsible for delivering affordable housing at scale across Ireland. The organisation manages one of the country’s largest housing pipelines, spanning low and high-density housing, mixed‑use schemes and the adaptive reuse of existing and protected buildings.


Your new role

This is a senior-level opportunity for an experienced Quantity Surveyor (SQS / Associate Director) to join an in-house cost management team supporting a large and complex residential development programme.
You will play a key role in shaping commercial strategy, ensuring financial viability and providing senior cost leadership across projects from early feasibility through construction and delivery. The role offers significant influence across planning, land acquisition, development, delivery, asset management and investment functions.
This is not a traditional QS role and suits someone comfortable operating at senior stakeholder level.

Key Responsibilities

  • Leading high-level feasibility studies, development budgets and viability models
  • Overall responsibility for project financial viability and cost governance
  • Procuring and managing design teams and construction delivery partners
  • Leading cost, value management and commercial input at design team workshops
  • Managing and approving development budgets and post-contract expenditure
  • Reviewing and challenging external QS reports and cost plans
  • Supporting Development and Construction Managers with commercial oversight
  • Leading supply-chain, contractor and consultant negotiations
  • Managing, enhancing and standardising internal cost databases and processes
  • Leading budget approvals at project gateway stages
  • Managing financial claims analysis and assessment of development soft costs
  • Providing leadership and guidance to project-level QS team members

What you'll need to succeed

  • Minimum 8+ years’ experience with a contractor, consultancy (PQS) or developer

  • Proven experience operating at Senior QS / Associate Director level

  • Strong residential development delivery background

  • Demonstrated experience managing and mentoring QS teams

  • Chartered Quantity Surveyor (MSCSI / MRICS)

  • Commercially astute with strong analytical and decision-making skills

  • Confident engaging with senior internal and external stakeholders

  • Excellent communication, presentation and leadership skills

  • Strong MS Excel and MS Office capability
