Commercial Manager opportunity with growing, North Cork-based specialist contractor

Hays has been retained to recruit a Commercial Manager for our client, a construction contractor who specialises in Roofing and Cladding projects based in North Cork.
Your new role
The Commercial Manager is responsible for the commercial, contractual, financial and administrative leadership of one or multiple façade, glazing, cladding, or remediation projects. They ensure the business achieves margin delivery, cashflow and treasury accuracy, commercial risk protection, procurement alignment, programme compliance, and accurate digital reporting (CoreLink + Business Central). The Commercial Manager is a core pillar in the financial performance and delivery governance of the project. Further duties include:
Full ownership of commercial performance from contract award to final account.Produces monthly valuations, commercial exposure reports, CVRs, and cost forecasts.
Administers subcontractor valuations, variations, payment notices, and procurement exposure.
Ensures Business Central and CoreLink reflect live, accurate commercial positions.
Protects contractual rights through correct notices, claims, and entitlement validation.
Manages cashflow expectations vs programme progress and procurement commitments.
Leads the preparation, submission, negotiation, and agreement of all variations.
Ensures real-time change logging in CoreLink and SharePoint.
Coordinates commercial defense and entitlement justification.
Supports disputes resolution and commercial negotiations with clients and PQSs.
Ensures design, procurement, programme, and scope changes are commercially captured.
Supports procurement strategy aligned with programme and cost targets.
Reviews tender returns, negotiates rates, ensures scope clarity, and validates commercial alignment.
Ensures subcontract orders comply with governance requirements.
Monitors supplier performance, long-lead items, and commercial exposure trends.
What you'll need to succeed
7–12 years commercial experience in façades, glazing, cladding, or specialist contracting.
Strong contractual and financial acumen.
Experience managing complex façade/envelope packages.
Understanding of procurement, fabrication, installation, and design workflows.
Strong digital literacy.
Strong negotiation, communication, and risk management capability.
