Your new role
As Pre‑Construction Manager, you will take a lead role in the planning, coordination, and commercial positioning of major construction projects from initial client engagement through to handover to the delivery team. You will act as the key link between design, commercial, and operations functions, ensuring that projects are fully defined, risk‑assessed, and strategically structured prior to commencement.
Key responsibilities will include:
- Leading the pre‑construction phase of projects, from initial feasibility through to detailed design and tender stage.
- Managing and coordinating design development, ensuring all technical aspects are aligned with project requirements and buildability standards.
- Reviewing specifications, drawings, and design documentation to identify risks, opportunities, and cost implications.
- Developing project strategies, procurement plans, and construction methodologies in collaboration with internal teams.
- Preparing detailed cost estimates, budgets, and commercial proposals alongside the commercial team.
- Managing tender processes, including subcontractor engagement, technical evaluation, and bid submissions.
- Coordinating value engineering exercises to optimise design and improve cost efficiency without compromising quality.
- Working closely with project managers and operational teams to ensure smooth transition from pre‑construction to delivery.
- Identifying and managing project risks early in the lifecycle and implementing mitigation strategies.
- Leading meetings with clients, consultants, and internal stakeholders to ensure alignment on project objectives.
- Supporting programme development, sequencing, and logistics planning during early project stages.
- Ensuring all pre‑construction deliverables meet required standards, timelines, and quality expectations.
What you’ll need to succeed
- A degree in Engineering, Construction Management, Quantity Surveying, or a related discipline.
- Significant experience in a Pre‑Construction Manager, Senior Project Manager, or Senior Commercial/Technical role within the construction industry.
- Proven experience working on large‑scale, complex construction projects, ideally within mission‑critical, commercial, or industrial sectors.
- Strong technical understanding of construction methodologies, design coordination, and project sequencing.
- Excellent knowledge of procurement strategies, cost planning, and commercial risk management.
- Experience managing tender processes, subcontractor engagement, and bid preparation.
- Strong leadership and stakeholder management skills, with the ability to influence at all levels.
- Excellent communication and organisational skills, with the ability to manage multiple projects simultaneously.
- A proactive and solutions‑focused mindset, with strong analytical and problem‑solving capabilities.
- Experience with digital construction tools, BIM processes, and planning software is advantageous.
